The team cover a wide range of projects, spanning from initial strategic advice all the way through to disposal of sites with planning consent. We are focussed on building long term relationships with clients to ensure they are fully supported at every step of the development process
Strategic Land
The team are highly experienced in advising landowners with good medium to long term development potential. This is often through negotiation of Option, Promotion and Hybrid Agreements with developers to allow them to promote the site through the planning process.
We work with both regional and national development companies to suit the objectives of each individual client.

Immediate Land
The team regularly act on behalf of landowners to dispose of their development land, either with consent or without consent, often subject to an overage agreement.
In lots of cases, these will be sites where we have acted for the client in setting up the original development agreement and have supported them through that process through to the realisation of a planning consent.

Completed Case Studies

Chichester, West Sussex
We were instructed to assist with the disposal of a site with planning consent for 165 units. Following a complex legal process, the sale completed in January 2024.

Cobham, Surrey
We were instructed by the historic Cobham Park Estate to advise on a potential development site within their ownership. We negotiated a Promotion Agreement and following a successful planning application for 27 units, disposed of the site on the open market to a local, reputable housebuilder ensuring the ongoing legacy of the estate. Sale completed September 2023.

Copthorne, Reigate & Banstead
Following successful disposal of Woodham Place, Woking our retained client instructed us to dispose of this brownfield site in an affluent Surrey area. The site has consent for 10 new homes.

Four Marks, East Hants
We were instructed to advise on the amount due to our clients under an Overage agreement. They disposed of the site 11 years previously, retaining an Overage, and it had recently secured planning permission for residential development. Following negotiations with the existing landowner, we successfully secured an Overage payment of more than double the original offer.

Hamstreet, Ashford
This sale was the second phase of a previous disposal and will deliver a further 9 houses. The sale completed to a local housebuilder who will connect into access and services reserved as part of the first phase sale.

Lubenham, Harborough
We were instructed to dispose of this farmholding, part of which had planning permission for 5 new build houses and conversion of an existing building for 5 houses. The site was sold to a local business within a month of agreeing heads of terms.

Northwest Sittingbourne, Swale
Following a 12-year strategic involvement, including agreeing an Option Agreement on behalf of our landowner clients, we successfully disposed of a site for 1,200 residential units and ancillary uses in October 2024.

Sompting, AdurĀ
On behalf of a local estate, we were instructed first to unpick an existing Option Agreement, followed by price negotiation on receipt of planning permission for 469 homes.

Twyford, Berkshire
We were instructed by the landowners to act on their behalf in the price negotiation under the terms of an Option Agreement. The site had recently secured planning consent for 200 units. We successfully improved the proposed price by a significant amount, ensuring the landowners received best value. Sale completed February 2024.

Westergate, West Sussex
We were instructed by the landowner to secure a development partner, resulting in negotiating terms for a Promotion Agreement. The site secured planning permission for 89 units and following a competitive marketing process was sold in July 2024.

Cranoe, Leicestershire
Acting on behalf of a local estate to advise on 2 potential rural development sites. We are instructed to dispose of the sites once planning permission is forthcoming

Harborough, Leicestershire
Strategic site for circa 1000 units. Acting for private landowners we were instructed to secure a development partner to promote this site as a potential urban extension. A promotion partner was selected, terms agreed and exchange is expected shortly.
