Strategic Land
The team are highly experienced in advising landowners with good medium to long term development potential. This is often through negotiation of Option, Promotion and Hybrid Agreements with developers to allow them to promote the site through the planning process.
We work with both regional and national development companies to suit the objectives of each individual client.
Our current and previous clients include private landowners, Estates and charities seeking to maximise value for their sites.
Immediate Land
The team regularly act on behalf of landowners to dispose of their development land, either with consent or without consent, often subject to an overage agreement.
In lots of cases, these will be sites where we have acted for the client in setting up the original development agreement and have supported them through that process through to the realisation of a planning consent.

Completed Case Studies
Chichester, West Sussex
We were instructed to assist with the disposal of a site with planning consent for 165 units. Following a complex legal process, the sale completed in January 2024.
Cobham, Surrey
We were instructed by the historic Cobham Park Estate to advise on a potential development site within their ownership. We negotiated a Promotion Agreement and following a successful planning application for 27 units, disposed of the site on the open market to a local, reputable housebuilder ensuring the ongoing legacy of the estate. Sale completed September 2023.
Twyford, Berkshire
We were instructed by the landowners to act on their behalf in the price negotiation under the terms of an Option Agreement. The site had recently secured planning consent for 200 units. We successfully improved the proposed price by a significant amount, ensuring the landowners received best value. Sale completed February 2024.

We were instructed by the landowner to secure a development partner, resulting in negotiating terms for a Promotion Agreement. The site has now secured planning permission for 89 units and is set to be sold in 2024.
